Choosing Bed Sheets for Your Property
When helping a customer choose sheets, we start with their property type, room rates, budget, and the guests they serve. Higher room rates usually bring higher expectations for bedding comfort. An economical property needs comfortable sheets that work within its operating budget.
Consider the rest of the room as well. Sheet quality should align with your towels, bedding, and other amenities. The goal is a consistent guest experience, with your money spent where it makes a worthwhile difference.
Cotton/Polyester, Microfiber, or All-Cotton Sheets?
Cotton/polyester blends offer a practical balance of comfort and maintenance. They generally wrinkle less and need less finishing than all-cotton sheets. For properties in extremely warm climates, we generally recommend considering cotton/polyester sheets first because they breathe better than microfiber.
Microfiber can provide a soft feel at a relatively low cost. In our experience, an inexpensive microfiber sheet can feel comparable to a T300 cotton-blend sheet. It also dries quickly and requires little finishing, making it worth considering when laundry turnaround and maintenance are priorities.
There are tradeoffs. Microfiber does not breathe as well as a cotton/polyester blend, and oils can be difficult to remove. If oil staining is a recurring problem, discuss that with us before choosing microfiber.
All-cotton sheets may suit properties that prefer the feel of cotton and can accommodate some light ironing or touch-up.

Does Higher Thread Count Mean Greater Durability?
Higher thread count does not automatically mean a sheet will last longer. In our experience, some T180 and T200 hospitality sheets can be more durable than a finely woven T300 sheet. Fabric construction and laundering also affect performance.
Our T180 and T200 sheets are useful starting points when cost and everyday service are priorities. Compare T250 and T300 collections when seeking a softer feel or a finish that better matches your guest expectations.
Choose the upgrade for a benefit your property needs. A higher number alone is not a reason to spend more. Microfiber is commonly described by GSM, which measures fabric weight rather than thread count.
Match Fitted Sheets to the Mattress and Its Depth
One of the most common problems we help customers avoid is a fitted-sheet pocket that is too shallow. Measure the mattress’s total height, including any topper, then compare that measurement with the product’s sizing and fit guidance.
An oversized fitted sheet can fit loosely, while one that is too small may be difficult to secure around the mattress. A queen or king label alone does not tell you whether the pocket will fit.
For flat sheets, compare actual width and length so there is enough fabric for your preferred tuck. Check pillowcase dimensions separately. If you are changing collections, evaluate the fit after laundering before replacing sheets throughout the property.
Color-Coded Hem Threads Make Size Sorting Easier
Our selection includes hospitality sheets with color-coded hem threads for size identification. On sheets with this feature, staff can find the identifying thread at the bottom hem of the flat sheet or along the fitted-sheet hem. This helps with sorting clean laundry, stocking shelves, and selecting sheets for each bed.
The colors are not standardized across the industry. Different manufacturers can use different colors for the same size. When switching manufacturers or adding another collection, check its color key and make sure your housekeeping team knows which colors identify each size.

Choose Sheets Your Laundry Routine Can Support
Hospitality sheets are designed for repeated laundering, but the care instructions for each collection still matter. Follow the specified wash temperatures, drying settings, and bleach restrictions.
Remove sheets promptly when they are dry. Leaving them sitting in the dryer can add wrinkles and unnecessary finishing work. Cotton/polyester blends generally require less touch-up than all-cotton sheets. Properly laundered microfiber can come out nearly wrinkle-free when removed promptly.
Before choosing a collection, consider who handles your laundry and how much time is available for drying, folding, and finishing.
Plan Bulk Orders Around the Pieces You Use
Buying flat sheets, fitted sheets, and pillowcases separately lets you replenish each according to your actual needs. You may need additional pillowcases without needing the same number of new flat or fitted sheets.
Include sheets on the beds, linens in the laundry, and clean replacements when planning quantities. Your reserve should reflect occupancy, turnover, and how quickly laundry returns to service. Check case quantities for each product and size before ordering.
